Executive Summary:
To approve the disposal of three former Police Houses as considered surplus to requirements.
Background
The Surrey Housing Strategy was approved in April 2023. One of its key aims in the delivery of affordable key worker accommodation for new staff and officers across the county.
The current housing stock requires investment and there is also a need to develop new modern sustainable accommodation to meet the needs of younger officers and staff.
11 properties are vacant and are being sold in order to enable the remaining stock to be modernised. This decision relates to the second tranche or 3 properties to be sold.
All three properties were valued by our advisors Vail Williams as well as local estate agents and offered on the open market. This included advertising by local agents as well as on property websites, such as Rightmove, and the erection of a “for sale” board at the property.
Vail Williams conducted due diligence on the offers received which took account of the bidder’s ability to raise the money required, whether they had a property to sell and the speed of completion. Following this review of bids, the agents made a recommendation to the PCC as to which offers should be accepted. They also confirmed that these offers delivered best value for the PCC.
These are as follows:
Property Description | Offer recommended |
6 Spital Heath Dorking | £91,000 |
5 Oak Tree Road, Knaphill | £445,500 |
1 Bretlands Road, Chertsey | £405,000 |
