Following the discovery of RAAC concrete in Reigate Police station and its subsequent closure the Force has been looking for a new permanent site to house its neighbourhood team for Reigate and the surrounding area. Following an extensive search a property in Redhill has been found and is available to purchase.

In 2024 RAAC concrete was found in Reigate Police station. Due to the high cost of remedial works the station was vacated and temporarily teams were relocated to Wray Park in Reigate. This site is owned by Surrey CC and they said that this was only a temporary solution as they had plans to develop Wray Park in the future. As a result a search was undertake to find a new base for the Neighbourhood team in the Reigate/Redhill area.

The core principles for the search were as follows:

  • Ensure uninterrupted operational capability.
  • Minimise capital and lifecycle costs to the public purse.
  • Enhance geographical coverage and accessibility.
  • Provide a modern, efficient working environment.
  • Align with long-term estate strategy and value-for-money principles.

Comprehensive searches have been undertaken to identify suitable premises capable of accommodating the relocation of Reigate Police Station. Assessment criteria included:

  • Size and configuration suitability
  • Accessibility for staff and public.
  • Proximity to transport infrastructure.
  • Cost of acquisition and refurbishment.
  • Availability within required timescales.
  • Freehold Only

As a result of this work Unit 14 at Perry Wood Salfords was deemed to have the closest fit to the criteria.

Operational Fit – Offers sufficient space, adaptability, and security potential to support police functions.

Perrywood Business Park is a well-maintained gated business park in a mature landscaped environment. There is a mix of office, hi-tech and warehouse buildings that attract a wide range of occupiers to the park. Unit 14 comprises a two storey detached business unit of metal frame construction with two-tone brick elevations. The front section of the ground floor is fitted out to provide a reception area, large breakout space, conference/training rooms and private offices. The rear section provides a storage and workshop area with two roller shutters, with the end section of the building being single storey with full height to the eaves. There is vehicular access to both sides and the rear of the building with parking for 76 cars together with a large front lawn providing an external amenity space or further car parking subject to planning. Furthermore the property is available for immediate occupation

Geographic Suitability – Strategically located with strong transport links and accessibility.

The location has excellent road communications with access to the motorway network either via Junction 9 of the M25 at Gatwick Airport or via Junction 8 at Reigate.  Salfords Railway Station is approximately a 5 minute walk via gated rear access from the site. The location is also within walking distance of the Salford custody centre

Financial Case – Cost of acquisition cost, refurbishment requirements and long-term operational efficiency.

The price of the property falls within budgetary parameters of the search and is in line with comparable properties in the local area. The building is also of modern construction and has been subject to internal refurbishment throughout and therefore will require minimal work to bring it in to use.  

The PCCs advisors, Vail Williams, are of the view that acquisition of 14 Perry Wood at an agreed purchase price of £3.475m does represent best value for the PCC.

The Estates Board also recommended to the PCC that the purchase should be made in support of the estates strategy.

It is recommended that:

  1. The PCC agrees to the purchase of 14 Perry Wood at an agreed purchase price of £3.475m plus stamp duty and other costs. This is subject to the completion of any due diligence and legal work required.  
  2. That the acquisition be funded from reserves
